Project Description

As the result of a national search considering 30 firms, Boldt was selected to be the owner and developer for a 5 story, 180,000 sq. ft. Physician Office Building/ACC in Middletown, NY. The top three floors have been designed with a clinic module to accommodate 70 physicians and 210 exam rooms. The entire second floor is outpatient surgery and includes 4 OR’s and endoscopy. The first floor includes an afterhours, walk in primary care clinic along with outpatient imaging including Nuc Med, CT and MRI.

Boldt built this team with experience and collaboration in mind. Successfully teaming up with HGA, Forum and LPCiminelli on a variety of previous projects, Boldt had the evidence that this team could deliver a facility above and beyond expectations. Boldt and Forum began with a familiarity of the proposed facility and Orange Regional Medical Center (ORMC) because they prepared the master facilities plan for ORMC in 2013.

A number of leasing and ownership structures were proposed, giving ORMC abundant flexibility as they decided what was best for their organization. The lease structures proposed included shared ownership, ownership reversion (for “0” dollars) or for Boldt to own it outright.

At the completion of programming planning and schematic design, ORMC was able to secure bond financing through the Port Authority, thus giving ORMC the ability to own the building themselves. Boldt successfully worked with ORMC to prepare the necessary documents for the Certificate of Need application (which ultimately was approved) thus fulfilling Boldt’s role before turning the project over to ORMC.
