The Perrico Health Center in Willoughby, OH stemmed from Lake Health’s need to upgrade and expand the space for their successful women’s health practice. Boldt was selected as the at-risk developer for the project based on its experience with Lake Health on a health and wellness center in neighboring Mentor. Boldt’s ability to quickly structure the deal, push through the public approvals and reach agreement with the landowner on a revised ground lease allowed the project to move forward on a tight timeline.
The project will be owned by a 65% / 35% joint venture between Boldt and Lake Health and will be developed on land owned by the Kirtland Country Club. Lake Health is master leasing the facility. Services provided will include women's health, internal medicine, physical therapy and imaging.
The 27,000-sq- ft. facility broke ground in July of 2016 and opened May of 2017. The project is utilizing an Integrated Lean Project Delivery® (ILPD) approach to maximize value and ensure that lean operational principles are incorporated into the design.
