Perrico Health Campus
The Perrico Health Campus in Willoughby, OH stemmed from Lake Health’s need to upgrade and expand the space for their successful women’s health practice. Boldt was selected as the owner, at-risk developer and construction manager for the project based on its experience with Lake Health’s Wellness Center in neighboring Mentor. Boldt’s ability to quickly structure the deal, push through the public approvals, and reach agreement with the landowner on a revised ground lease allowed the project to move forward on a tight timeline.
The 27,000 sq. ft. project is utilizing an Integrated Lean Project Delivery® (ILPD) approach to maximize value and ensure that lean operational principles are incorporated into the design.
Lake Health Mentor Wellness Center
The concept for the medically based fitness center, was born out of an early collaboration between Lake Health to deliver preventive, consumer-oriented healthcare to Mentor, Ohio and Boldt, who is serving as the owner, at-risk developer and construction manager to deliver the project from concept phase to completion. Boldt was able to navigate the project through a contentious public approval process for the rezoning of the property.
The Lake Health Mentor Wellness Center is a $35 million, 85,000 sq. ft. building that includes a medical fitness component, six lane lap pool, heated therapy pool, conference area, cardiology, sports medicine, imaging, lab, urgent care, physical therapy and a pharmacy.
West Medical Center Expansion
Lake Health decided to invest in its nearly 60-year-old West Medical Center hospital in Willoughby, OH. The upgrades include renovations and a 48 bed, 50,000 sq. ft., $30 million vertical expansion. Boldt is leading the team assembly and overseeing the design and construction efforts.
