Project Description

The Oldenburg Group, Inc. Technical Center project was a build-to-suit office facility for the Oldenburg Group’s business division located in Kingsford, Michigan. The building is a two-story structure comprised of approximately 23,000 sq. ft. The building is located on a bluff overlooking the Menominee River with views of the river and bluff that maximizes daylight in occupied spaces.

The lower level is 7,400 sq. ft. at grade level on the south side and consists of:

  • Office space
  • Employee break area
  • Mechanical rooms
  • Locker rooms 
  • Patio, accessible from the break room and offices

The upper level is 15,600 sq. ft. and consists of:

  • Offices
  • Board room
  • Conference room space
  • Main entrance

The building was a concrete slab-on-grade with reinforced concrete spread footings, reinforced concrete basement walls and concrete frost walls. The majority of the exterior wall was comprised of an aluminum framed curtain wall with insulated glass. The north exterior wall consisted of translucent glass with a steel stud framed wall with sheathing and insulation.

LEED Certified Features
Sustainable concepts including energy efficient mechanical and electrical design features, improved air quality, day lighting and views and sustainable finishes were incorporated into the design.
