Key Points:

This project is a Cost Plus IFOA (Integrated Form of Agreement) where HerreroBoldt and Trade Partners are 100% at risk. We have to hit our target or no profit will be realized. If the target is exceeded, all parties are compensated with the risk pool, the incentive is for all team members to drive down costs by working more efficiently and eliminating waste.

This project is currently in the Preconstruction Phase with construction completion scheduled for October 2015 and the hospital operational in February 2016.

St. Luke’s Campus Replacement Hospital

In a project such as St. Luke's, there is no profit for builders and other trade partners unless cost targets are met -- an incentive to drive down costs by working efficiently and eliminating waste. The replacement hospital will be built using a Cost Plus Integrated Form of Agreement, or IFOA.

In addition to reducing the budget to meet the cost via Target Costing, as construction manager Boldt is using Integrated Lean Project Delivery® (ILPD) and Building Information Modeling (BIM) to manage scheduling, reduce variation in the field, and test and evaluate innovative means of design and construction. The sustainable design features we're implementing with SmithGroup and Boulder Associates architectural firms will help St. Luke's achieve LEED® certification.
