As part of the revitalization of Duluth's historic downtown district, the proposed 11-story, 189,000 sq. ft. mixed-use facility was envisioned as a thriving entertainment centerpiece of a reawakening city. Working with architectural firm Elness Swenson Graham, Boldt was chosen as construction manager and general contractor, and provided preconstruction services to assist in budgeting, scheduling and value engineering.
The final structure included six floors of hotel space topped by 33 loft-style condominiums which buyers were allowed to custom design. Other amenities include swimming pool, fitness room, restaurant, lounge and meeting rooms, and breathtaking views of Lake Superior.
Additionally, we constructed an adjoining parking facility and skywalks. The skywalk offers access to St. Mary's Hospital and the 1925-era Greysolon Plaza and its ballroom.
