Boldt became involved with the Park Street Redevelopment after securing a parcel of land immediately adjacent to the university campus. In addition to acquiring the land, Boldt was responsible for securing project approvals, managing planning, design and construction, and financing the project.

A major component of the University of Wisconsin's East Campus Development Plan, the Park Street Redevelopment converted a former salvage yard and fleet service garage into the new gateway to the University's campus. The project was the first major public-private partnership in the state of Wisconsin's history.

The mixed-use development, which was owned, developed and financed by Boldt, includes the 425-bed Smith Hall, a 342-space parking structure, and a new 139,000 sq. ft. administration building (21 N. Park Street).

Boldt was also responsible for a number of enabling projects, including extending campus utilities two blocks to the site, developing the first stage of the East Campus Mall (a campus connection that now extends to Lake Mendota), and developing a replacement service garage a few blocks away.
