BCS was engaged by St. Elizabeth Hospital to prepare a Master Facility Plan and capacity study for the hospital including the regional Affinity Health System. A visioning session was held with the hospital’s administrative team to develop and prioritize future strategies. BCS developed a plan that optimizes the hospital site’s capacity to accommodate growth and identify alternative and/or multiple sites for new or relocated hospital services that will enhance the hospital’s strategic position. The strategic directive to reconfigure outpatient facilities optimizes the campus’ utilization and improves access across the regional system. The plan also includes a system configuration among product lines that best lend themselves toward consolidation and/or redistribution within or around St. Elizabeth Hospital. Each strategic directive was evaluated using key criteria including capital requirements, market and growth opportunities, and community outreach and image improvements. Phase I of the Master Plan is complete and Phase II is currently under development. |

Calumet Medical Center,

BCS was engaged by Calumet Medical Center to develop a Master Facility Plan. The 25-bed critical access hospital recognized the need to update its aging facilities as well as address some life safety issues. The current facilities are outdated and in need of reconfiguration to remain efficient and functional. Objectives of the plan included reconfiguring the pre and post-operative services department, expanding the Surgery Department, eliminating ICU beds, improving Emergency Department traffic flow, and improving overall hospital departmental flow. The final Master Facility Plan included comprehensive site plans, a phasing plan, a master schedule, and cost estimates. The Master Plan is currently being implemented. |

Affinity Health System,

Affinity Health System engaged BCS to prepare a Real Estate Inventory. BCS organized and developed a complete listing of the System’s properties, including owned and leased clinics, office buildings, and vacant land. Each lease and its corresponding historical rental income and operating expense information was reviewed and analyzed and the resulting data was consolidated into a financial model. BCS also prepared a market summary of conditions for each individual property’s market, including market rental rates, vacancy analysis, comparable sales (if any) and projected cap rates. The report contains a detailed analysis of each building, including rent roll, operating expense analysis, projected net operating income, and income capitalization valuation. Ultimately, BCS provided a summary analysis of the combined portfolio, including overall value of the portfolio, financing descriptions and capital structure, and the potential cash to be realized upon disposition of the portfolio. |
