Project Description
BCS was engaged by St. Joseph’s Hospital, a member of the HealthEast Care system, to provide program management services for their proposed expansion and remodeling project.

The expansion and renovation, which is based upon a Master Facility Plan previously developed by BCS, will create a campus facility to lead the organization into the 21st Century. The four-phase plan proposes a new 175,000 square foot five-story tower to support private patient rooms, a centralized Heart Care and Neuroscience Centers, and Outpatient Surgery and Imaging Center. The project also envisions the remodeling of an additional 53,000 square feet of existing space within the hospital. A new 300 vehicle parking structure will be constructed in the first phase of the project. The Master Plan also includes miscellaneous minor site demolitions plus the demolition of a multi-story structure of approximately 80,000 square feet.

Unique Challenges
Urban setting with limited land for expansion
Existing parking ramp that cannot be demolished because of parking needs and the remaining useful life of the ramp, therefore limiting expansion opportunities
Main entrance with limited visibility and identity
Semi-private aging patient rooms and older, undersized operating rooms

Solutions
A new five-story inpatient tower will be built on a vacant parking lot adjacent to the existing ramp. The tower will be built to span over the street and directly connect to the existing hospital on the third floor. The tower will allow direct connection to the existing parking ramp.
The new tower will contain private patient rooms on the top two floors, outpatient services on the third floor with a direct connection (spanning the street) to the existing hospital as well as a two-story lobby/main entrance. Support space will be available on both the first and second levels.
Upon completion of the new tower and relocation of outpatient services, the existing surgery suite will be expanded and remodeled.
