Project Description
Wisconsin Lutheran College engaged BCS to assist them with the development of a new residence hall and structured parking. Given the constraints of the college’s urban campus and their aggressiveness growth plans, additional land acquisition was required. BCS has been working with the college since 2004 to acquire a significant number of multi-family apartments and single family homes bordering the campus. BCS has provided a variety of services relating to the property acquisition, including brokerage, financial feasibility, master planning, and development.

The Boldt Company has served Wisconsin Lutheran College since 1996. Oscar J. Boldt Construction has completed numerous projects on campus, including two residence halls, the performing arts center, the campus center and the science building.

Unique Challenges
The campus’ topography, which includes a significant hill running through the center of the campus and the adjacent blocks
Holdout property owners that could potentially affect the project’s financial feasibility and the campus master plan
Need to add beds to a very tight campus without demolition of any existing student housing

Solutions
Working with the college, BCS has developed a property acquisition plan that will provide the college needed flexibility and growth potential. The campus master plan has been adjusted to create effective strategies to deal with holdout property owners while maintaining the goals and objectives of the original master plan. Property acquisition has progressed to the point where multiple building pads are available and the approval process can begin on a new residence hall. The Boldt Company will own the new residence hall and lease it back to the college.
